The student housing radius surrounding the campus is likely to shrink; therefore, I would be extremely cautious about Class A product that is not walkable.

There can be cash flow on these properties and the entry price is cheaper than surrounding neighborhoods.

Correct me if I’m wrong, as I’m new to real estate and the Denver market, but I believe most surrounding areas allow up to 5 unrelated people to live in a single family house.

We plan to be here for 20+ years so it would be great to invest here and the surrounding neighborhoods.  

Our prop management company doesn't have mandatory tenant insurance in place and we are looking to implement this as all our surrounding competition has this.
