My phone is still ringing weekly from my mailings.

Jet Lending, a local HM company, hosts one of the largest REI meetings the 3rd Wed. of each month at the Houston Texans Grille.

It is the last Weds. of every month at 7:00pm.  

I then set followup sequences inside of my CRM which notifies me when it's time to give a cold lead a ring again.I've seen my response rate go from a 1-2% with direct mail alone, to around a 4-7% increase when i added cold calling.The beautiful thing is this entire process is now outsourced and it makes my business more profitable and gives me more time during the day.

The best cure is to get out and start doing deals.Choose one marketing strategy and own it to get the phone ringing.Once the phone rings the ball will start rolling and you will begin to learn more and have even more questions but thats what BP is for.

I left them up.Some of my signs stay in some locations for 5 – 6 weeks at a time so taking them down just doesn’t really make sense to me especially since there is no consequence for leaving them there.Unlike @Seth Teel, I have had tremendous success generating revenue from bandit sign marketing and always have and always will recommend it to wholesalers as a tool to get the phone ringing.

In Seattle's outer ring neighborhoods (like where I am now) there are somewhat newer homes (mid century-80's typically) on larger lots,  but more commute effort is needed if going downtown.
