In Scottsdale there is a valid concern with STR's, as some tenants are throwing loud, late night parties- some of which have cars blocking the roads and neighbors' driveways, etc.

Thanks @Mark Ainleyone thing that still stumps me then is the rule mentioned that an RS3 requires 2500 sq ft of lot size for each unit to be valid.
