IE tenant or subsequent buyer defaults causes huge damage and your now faced with negative cash flow for a year and 20k to fix the place. if you can handle that its okwhat happens though is you have unsophisticated sellers and in a lot of instances the home is lost to the bank and the sellers credit is trashed.. plus many times they want to buy something else and with this mortgage still in their name they cant.its just a very risky dangerous thing for a seller.

You can send your leads to cash buyers directly as well as wholesalers

Also, trying to achieve goals like that can lead to poor decisions/bad investments.

Are there any lead paint/asbestos/environmental issues? 

We are having a baby, (and I’m a pediatrician) and know all to well, the dangers of exposing an infant to lead containing dust.

Another approach is to look into markets where you have friends/family that can generate leads or work with local real estate contacts.

He did not want to tell me where he was getting his leads from that he runs thru RVM.  

You would have to be seriously slow upstairs not to understand that if Homestead's borough budget was increased by 50%, they'd find at least SOME useful things to do with the money that would lead to improvements in the area.But obviously a lot of people weren't paying attention, and now, they're scrambling.Rankin...well, I guess that's way too much to expect, but I thought I'd throw it out here.
