Tenants pay electric and water and I pay for yard maintenance.I had a realtor evaluate the property and they said the current value is 310K.I do not think this huge ARV is based on my my incredible renovating skills, rather I think I just got very, very lucky in nabbing a bargain.Below are some before and after pictures (I do not know why they are turned on theside, sorry).

Like buying a property or lowering your cost of capital, you know "financing" stuff.I also keep thinking that "creative" means different than the norm, something unique, something different, something that can be employed with a higher level of understanding and skill.

Will that be a "living wage", in skilled areas, say a welder, maybe, in paper pusher jobs, I doubt it.

But it's probably safe to assume that they aren't equally skilled, aren't equally paid and won't provide the same level of care to your kids.Basically, it's your job to find the GC that has the skills most like the high-paid nanny but as close as possible to the weekend babysitter prices...Maybe I should just do some research, then make an appointment witht few of contractors who pass the initial internet sceening test, show them the property and ask them for an estimate and the timeline of work.This may give me a better idea which contractor to pick.That will work, as long as you're talking to the right GCs.

NOt very typical but won't say it is impossible.Also keep in mind you may be required to have som eof your own money in the game as well IE. soft closing costs Etc.....What about trying to go conventional or FHA on a duplex?
