If you want to be close to your property, self-manage, or will just have lower stress feeling a little more 'in control', then find a market near you, or at least driveable. 

If you plan on closing on it FIRST before you start marketing it to other investors, I don't see any conflicts in interest.I do want to stress though that I am just starting out myself and hopefully someone with more experience can jump in!
