My losses from them were tens of thousands when all was said and done.One thing I did learn later on was that bouncing a check in and of itself is an offense. 

Wouldnt you know it but six short months later that lady called me up again saying that she fired the other company and wanted to work with us.We now manage it for 8%, the lady got a couple thousand dollars back after the furniture was sold, the tenants pay for their own utilities and maintain the yard, there is no more headache about permits and regulations.

Once the pipes freeze they will burst & cause several thousand's worth of damage like we see in the photo below.You gotta ask yourself what's worse for the bottom line?

We actually will make a couple of hundred bucks selling the furniture in addition to the AirBNB income, so altogether I would say it's a least several thousand versus having it sit vacant.

Recently, pipes burst and ruined floors in a vacant unit and in the unit next door likely because the heat was not turned on, although they say it was...but the the other 27 occupied units were fine...Vet extensively, have a regularly schedule call/email with them, include extra vacancy and repair costs in your deal analyzer, and see if they perform...that's all you can do.

So far I have spent about $150 with Michael Blank and I feel like I have received thousands of $ of value (way more information and value than you would get from a week long conference, for example). 

It just bother me to see few thousands out the door for each property getting financed. :) thanks for your feed back.

So, the replacement is going to add a few thousand dollars to the budget.  

I know court costs and lawyers always have first position and get paid first so probably 2-3 thousand go to them making it really $12K.

If it was sent to the HUD investigative dept it at the least would cause you months if not years of uneasiness and worst thousands of dollars in legal fees defending yourselfI would have held my nose and wrote the check as well.
