I've been looking into a plan for buying a small park sight unseen but it doesn't seem there is a good way.

Once you have your goals that follow the SMART principle, start working your way back until you have them broken into quarterly goals.

You do not want to get into a deal and then start reaching out to lenders only to discover none of them will lend on the deal.Most lenders are going to require you have 3-6 months PITI (Principle, Interest, Taxes, Insurance) in the bank in order to qualify for the cash out refi.

You can then be on sight to supervise your tenants, learn leases, learn minor repairs, and rent collection.

There is a real estate principles class and I'm wondering if anyone here thinks it would be advantageous to take this course?

I don't want to gatekeep what a 'multifamily owner' is but for the sake of this discussion I mean as an actual principle owner (not syndicator or investor in a group that all pitched in). 

Up until recently I was in the Navy and so long as the mortgage was covered it was out of sight out of mind.

Our portfolios in smaller towns (Northern New England) have been going gang busters with 99% rent collection and  record demand for vacancies (with price increases), and no inventory in sight.
