We always use a RE broker to sell but have bought once in a negotiated private deal. 

I've come across two types of properties one being an auction -Notice of Sale & the other being auction- Lis pendens.

I am going to serve the tenant a 60 day notice right after I remove my contingencies.

We handed them Notice to Quit and gave 60 days ample time for them to move out.  

Usually when I have tenant leaving, they have to give me 60 days notice.

I called the prop. management co. and every number shown on their website, and all the numbers are not working.This past weekend, I drove to the place to drop off my letter but it was not open (btw it’s usually open on Saturday), so I dropped the letter off in the rent mailbox and wrote on the letter to email or call me to confirm they have received my notice to vacate.
