Know your comps, know your marketI bought the house for $500k knowing that I can put $50k of work into it and get an ARV (after repair value) of $600k based on comps that sold in the same neighborhood– I’m willing to put in the work to make this happen and can take my time since it’ll be my primary residence.As a house-hacker, you’re likely choosing a property based on one of your needs (close to work, near family, etc.).

It seems one of the requirements that a building be stabilized is that it has 6 or more units. 

So are lease options ok if it’s a commercial building in Texas?

i.e if someone gets bit from a dog living in my building, am I more liable if that dog is a 50lb pitbull than if it is a 15lb yorkie?

My hope is that building departments will act quicker in issuing permits, as this change will increase their workload. 

As you start to build a relationship, I've had success paying contractors for quotes until you do a job with them.

It feels like you are trying to skip steps rather than doing the hard work of delaying gratification, thinking long term, and slowly building wealth.

It is a newer hill top build in an older neighborhood with a 500-700k price range.

The entire building will make this unusual humming sound from between the walls.
