@Ned Carey  again state specific... and reality specific.in our state you simply cannot in any way advertise a property you don't own for resale.. now you can assign contracts sure.. but not mimic a real estate agent that wont fly.so you cant use craigslist to advertise your property you cant send out flyers like the guy sent to me you cant do e mail blasts.. you cant have a website showing properties you don't own. etc etc.the assignment clauses are in all contracts however if the assignment clause is simply be used to circumvent licensing laws that simply wont fly.. as it relates to 99% of BP I want to wholesale so I have money to buy and hold crowd. on its face these are people with no ability to close and are just in it to make commissions.agreed that a majority of this business is done in underserved low value asset markets like where you work I know I fund a ton of it.. but if Ned gets a contract and has a relationship with Jay and wants to assign it to me that's fine I believe even in Oregon.. its when they market the contract or the property that they run afowl.and again very state specific Oregon is nutso on this stuff  IE the one I sent to the state that guy is getting a cease and desist and Is subject to some massive fines..

If the tenants are bad, it doesn't matter what you do to "renter proof" the property--they can still ruin the place and cause you massive headaches and financial losses  ...conversely, good tenants will cause minimal wear/damage, even on a property that hasn't been "renter proofed" at all....And yes--things like felts on the bottom of furniture, LVP or tile floors, removing the in-sink garbage disposal, etc. can help prevent problems and slow down wear.
