Ended up landing 4 sales for more 4-plexes.2018: Taking a little break for the first 6 months, focusing on doing rolling rehabs on all units I picked up in 2017, raising rents to market, improving general operations.

I understand it will not increase the land value but should increase the building value. 

This is my second year as a landlord. 

TH here typically appreciated much slower than SFR (even a 2010TH vs 1965SFR) due to the severe land shortage.

WE can get numbers to work in Columbus Ohio but I don't think anywhere else in ohio unless it was a city school district within 2 miles of urban core and new construction is above $210 per square foot and even then we'd have to look at land cost because land is cheap in columbus. we are expanding now to florida since the numbers are even better. not the opposite. just my 2 cents.
