The last thing you want as an inexperienced investor is to feel forced to go with a contractor you're not comfortable with.I'm a big advocate of using conventional or FHA owner-occupant loans on the first deal, especially if it is a rental.

The meticulous and well-done updating that could be found throughout the house made all parties involved feel that the inspection would be the merest formality: keys on Friday and all that.My sense of the owner situation is that he had a complete rewire planned for some years down the road, and is feeling mulish about having his hand forced.

- The kitchen price ($10K) actually doesn't sound too bad if you're using nice finishes and the materials are included.Those are just a few examples...without more information, it's hard to tell if the prices are good or not.But, if you forced me to guess, I'd say most of them are too high...

They don't just analyze data and make investments, they actively work to change the landscape of the markets they're invested in, and their wealth comes from "forcing appreciation," not just passively investing in places where they believe appreciation will happen based on external forces (the ARE the external force).- On a smaller scale, there are plenty of investors, landlords, rehabbers, etc., who externally impact their markets to force appreciation.

Especially in a divorce, the court may freeze accounts or force one party to pay the other a large cash amount, so no matter what his bank statements say now, he may not know if he'll have any money next month, let alone 3 months from now.
