I used a canon 5D with full-frame and wide angle lens to capture the really big open rooms and it was awesome - no doubt about that.

The 10x rule by Grand Cardone is a great book to motivate you!

My current goal is to find a multifamily home where I can live in while renting out open rooms to other families.I've been reading a ton of articles on this website the past 2 weeks and have really learned a lot.  

Live there and rent rooms to other students.

Of course in that case the roof was gone and so was the floor between 2nd and 3rd story...exterior walls were generally sound.There doesn't seem to be nearly as much room on the valuation in this case...What is the value of the land, and what would cost of demo be?  

I would have to liquidate some assets but that would be acceptable to me as I would buy a 3-4 bedroom and rent out the extra rooms. 

She knows that another month's lot rent and a year's worth of taxes are coming up, however.I'll be walking around looking at the home as meticulously as I can and making my notes (idea taken from Michael Quarels) to have some room to negotiate. 

But I usually sit in the 20x20 room off the kitchen watching the sunrise & lamenting the 1.5 hour drive I once did for a 9-5 JOB.

I do know a @Michael Whitener that does tub and tile resurfacing that really helps update a room.

There's also more room in all the other places of the home.
