I think it's key to hold brokers accountable via certain milestones. 

By the time winter is over, the tenant probably still has 3-6 months before an eviction hearing, particularly if they know how to game the system. 9-12 months of free rent, then they just move on to the next unsuspecting landlord.

And can you guys recommend me on how to get into the wholesaling game and how to learn (Books, courses, etc....)

The game plan is to go out there today and try to see if it's vacant.

btw - if you have someone who wants to push out the move-in date, get a hold deposit - different than the security deposit - so that if they do back out, you can claim the hold money.

Usually banks or credit unions want you to have some skin in the game.

Plus the holding costs and permit costs if it’s more than paint/carpet.

I wish I could tell you which title companies offer title insurance on a property purchased at a tax deed sale, but these things change constantly and it's been a few years since I've been in the tax deed game.
