Last night after work I had to fix a water heater on one property, a water line leak under a sink at another property, and work on an HVAC unit at a third property.

I managed to evict the tenant after several more months, a court date, and a significant amount of property damage. 

I mean maybe if its fixed up it could add some value but it seems to be negative. but My math could be wrong I'm still new to this haha. what would you do in this situation? 

We have one right now with a borrower on 3 properties and the way it is written is their is a release amount and all proceeds from sales come to us until the loan is paid off. 

Can I use Solo 401(k) as source of funds to pay 25% down and leverage debt for remaining principal amount to purchase a duplex that I will owner occupy and rent the other unit?  

Given your time constraints, you'll want to spend a lot of upfront time figuring this all out, to avoid even more time spent in the future trying to fix a mess if you choose the wrong people to deal with:)PM us if you'd like to discuss more about doing this the right way.

You can't often get them to fix anything and the lenders won't help in any way.

Conventional financing doesn't really have a minimum loan amount, it just depends on whether or not the loan passes compliance.

I had an inspection contingency because there was a leak in the roof which was fixed by the builder.
