Hello Bigger Pockets Fam,Right now I am about to sign for my first PM in Jacksonville, FL.I was leaning towards HomeRiverGroup, but upon my final phases of research and reading their binding contract, I am having second thoughts. 

Finally I made the dumb move of buying a new personal residence in the middle of it all.

I am finally accepting the fact that I need to file for an extension and work with a CPA.

Boy was I wrong, I did more research over the years and after finding out that I will qualify for VA benefits and be able to pull out a %1 interest loan for 675k and I immediately thought wow I would finally be able to start I used the calculator on bigger pockets to get a rough estimate and once I saw the cash flow I was in shock I would pull in a whopping $200.

The property itself does not need major work, and once it has been acquired through hml, I should be able to immediately start the refinancing process.While I am leaning towards using hml, I have not counted out the option of paying the acquisition cost in cash myself.

What do you guys do beforehand in the final steps of leasing?

Once complete that property would now be worth the price of acquisition plus the improvements so all of the original house, land, and new house could qualify for the 1031 exchange.
