In this area it's extremely rare to find a condo without an HOA's, unless the complex is wholly owned by one individual/company.

The Umbrella policy would be considered commercial and it only pays if limits of liability are exhausted.

It is extremely difficult to get proficient in an area without having trustworthy "boots on the ground". 

I tend not to do well with extreme climates...but I also am willing to make sacrifices to better the chances of success in my dream to have a successful real estate business, if all goes well, I can live anywhere right? 

What that ignores is the fact that those extremes are one week out of the year and the rest of the year the weather is mild and lovely.

Now the chances of your blog getting seen is extremely difficult.

I should add that this house is on a great lot in an extremely desirable area, so much so, even if the short sale couldn't work investment-wise, I'd move in myself...Thank you in advance for reading and your advice.
