Many of these rental arbitrage people who were carrying multiple long-term apartment contracts could no longer afford to maintain their rent with no STR tenants, so they broke their leases and about 1/3rd of the STR market in Medellin dried up within a month of the borders closing.Of the surviving STRs that were left, they switched to the long-term rental (LTR) model and found tenants for the multi-month Colombian lockdown.

My thinking is that the penetrating sealer and vapor barrier do a lot for moisture (even though the space seemed dry).

Even if a significant number of people leave because of the death dust from the drying lake (gotta keep the alfalfa farmers happy), there's still going to be more people than property for the foreseeable future.

@Brian Washburn Just my Two Cents here but most people like having carpet in the bedrooms since it doesn't look as dirty as hard flooring (i.e. dust/pet hair).
