I have to disagree with everyone saying not to hire an appraiser, esp for a flip.

I do not disagree with the posts here, but I think my previous post requires clarification.As to the question of whether or not you should use a Realtor or sell directly to an investor, in my opinion, depends on the condition of the property.

When fear creaps in, refer back to your written notes to yourself about why this was the choice you made.I disagree that you should put more Earnest money down on deals. 

I disagree that your capex is "too conservative".  

But I may disagree with other comments, my regret is starting too late with putting out content and worrying too much about it being a perfect, high quality production.

So while I don't disagree with this opinion, I would just say for a different market I don't think you would have that opinion as in my market it is definitely not 60% of households with a pet.

I would have to disagree with your statement, @Rich Weese, that people aren't putting syndicates together these days.

I know many here will disagree, but every real estate transaction doesn't need to be a screaming deal.
