I think, at least in my case (looking for a small multi family to house hack) I will have to go off market through driving for dollars, direct mail, door knocking, etc. to find a true DEAL.

It was an easy process and I was able to interview my CPA several times and check her references prior to going under contract with her. 

She won't need to go to college if she's got that kind of determination.

Bigger Pockets is the best way to go when reaching out to experienced investors and getting deals done the right way.

It is a nice town, just wouldn't pick February to go there again...   :-)  -Scott

You can A spend hours and hours on the web watching hour and a half long videos, be clueless of where to go, get sold a training that costs 5k plus (for information that you can learn on the web for free if you look hard enough, bigger pockets,crinoline, youtube, google, reitipster, ..the list goes on forever.

You could try to go sub-to and settle the HOA if it makes sense.

I still see desirable real estate now still being desirable in 15 years.

Basically looking for advice on how to go about doing this since I only make 15k a year and honestly haven't heard of anyone making $15k a year buying there first property.

And you also (if you're going to mix students with families) have to go beyond thinking about just noise issues but think through parking situations.
