Guys and Gals, I've been doing my homework and gathering as much info and knowledge as I can before I pull the plug on my first deal.

So I figure this is a math problem, and what else do I have to do on Saturday, so I plugged it into a spreadsheet.

Here in Indiana, you can boot their butts out in 30 days or less.

We will use actual fico scores.There are progrmas for 580-619 credit available but its a pain in the butt to do.Ideally you'll want 620+ and 680 + if you want a decent rate, anything sub 620 will usually cause you to pay .50-.75% more in rate plus potential points as well.

Does anyone know a safe number to plug in (for FAY and surrounding areas) while I'm doing my due diligence?

When I make 15k or more you bet your butt I'm double escrow. 

Carpet, paint, some landscaping, new door hardware, light fixtures, appliances, switches, plugs and window coverings.

You can never account for everything, but the more you can plug in the better your odds are.
