I've listened to DR for a long time and for the average w-2er, his basic advice of avoiding 'bad' debt on stuff that drops in value, to focus paying on one debt to knock it out, avoid keeping up with the Joneses with cars and stuff we don't need, spend less than you make, etc is sound.But... he was basically burned by a stove once so doesn't cook with a stove anymore.  

Im not sure a mobile home park investor is really your target client.

I've seen to many people try to DIY plumbing and get burned a few weeks later when they forgot to do something like re-wrap the pipes in cold climates...

Being new at this, and working towards selling mobile homes, preferably in a mobile home park, I do plan to move into the park itself in a quality unit of my own.

Time is money in flipping, and if you are spending time assembling your team during a flip you are also burning money. 

The investors who crash and burn are the ones who can't afford to hold a property because they can't make the payments.

Talk to the fire department about doing a practice burn to lessen your haul-off expenses.
