You will either just do the federal return(no state return experience) or just do depreciation and have no experience with the other part of the return.Small companies - all small firms are different but most likely their client's industry base is broad and as a result you may not be working on real estate clients 100%.You may want to see if you can be an employee of a CPA/EA firm that is active on Biggerpockets.

Let's start with stocks, there isn't a big secret there the best strategy is buy and hold, not trying to day trade and predict trendlines, invest in a broad index fund with low fees and wait, that's pretty much all there is to it there.

@Jonathan Twombly  I have done a lot of business over the years financing deals for guru students.so I can paint a broad brush. you would be surprised at how many are actually real estate professionals that go to those or other successful folks that just cut checks.the taking a dreamer ( real estate not the other kind) and maneuver them into massive credit card debt I don't agree with.. but then I don't agree with many on BP who all want to take out HELOCs and borrow to their eye balls to buy rentals either.

Are you looking to flip it or is it a buy and hold .. what do each of you bring to the table ... stuff like that .. if your looking for broad answers .. be careful .. watch you rehab budget ... be wary of hiring contractors who want a lot of money up front ... make sure you get anyone who works on your property to sign a lien release before you pay them .. make sure your contractors pay their subs .. the list us just to long to continue ..., but ..if you have specific questions ..then i am sure we all can help ... don't let my answer discourage you ..It takes a lot of guts to take that leap .. congratulations to you and your partner ..I only wish the very best for both of you .. .... let us know how it goes through your process.. post some pics ..before and after .. and most of all God Speed...Michael Short
