our loan is for 153,000, payment with tax, pmi, and home insurance is 1115/month. 30 year 3.5% fixed rate  Our additional debt is 1700/month with my student loans, small credit card debt  and our cars, we are a nervous wreck and worried about denial because of my student loans, we have pleanty in the bank for downpayment plus additional payments, (seller is paying closing) would they submit our stuff if they felt it would be denied?

If I had $200k I would invest in single family homes (using leverage by taking out a conventional loan and putting 20% down on 15 year notes) that have been sitting on the MLS for several months that had a desperate seller (someone maybe paying 2 mortgages)...this would take some work, patience, and a good realtor willing to submit a lot of low-ball offers...ideally I would shoot for nice C+/B- homes (at least 3/2's) that I could buy at a discount (buying with equity built in) that did not need too much work...maybe some updating...but nothing major like a foreclosure or something on the courthouse steps that required me to manage contractors on a daily basis.

For the purpose of time management in administration side of things, it is most often processing each lease and getting all the documents out and signed for the next tenant.

I know a lot of landlords rely upon these documents to vet potential tenants, but simply doing a google search on Fake pay stubs, fake w-2s, etc... will quickly illustrate how risky it is to rely on these documents.
