My BIL won an affordable housing lottery in about 1986 45 min min from his job 2 bedroom townhome.

He needs 50,000 just to cover the EMD for his contracts.

House hacking is great for an organized and responsible college student because you can do it in a small single-family and rent rooms to your friends who probably all want to get off campus or into a better house, or you can get a multi, room hack with you on your side, and room hack the other side and make more money.

Lots of good responses here already, but I'll add my $0.02 - it's definitely possible to get a DSCR loan as a first time homebuyer, but you'll be limited on options at 80%.
