Also, my current CPA (who also resides in Chicago) is great and also specializes in real estate.I will add that spending the necessary money on a solid CPA is worth its weight in gold and pulling the trigger before you feel like you can afford it is a good thing!

What kind of guests are you getting with that type of STR? 

For now everything is great, I just find another house in one of the best neighborhood in Richmond VA, Mechanicsville, a house 3 bed and 2 bath, easily you can rent it out for 1800, plus there are a guest house very separated from main house, fully equipped, 3 bed, 1 bath, 2 living room and kitchen , separated entrance for another street, and parking space for more than 2 cars.

Test the unit by staying there a few days so you know what your guests will experience and you’ll find out quickly what your missing.  

It also allows me to build rapport with my guest. 

Do you have many restrictions (no pets, etc) which reduce your guest/tenant pool?
