I bought one $500 house and blew $20k on repairs...mind you I spent the money so "I finished my plate" and generated an earning asset, you live and learn...it's only when investors quit mid-stride that they fail.

It does change the cash that goes into (or gets deducted from) your bank account, but it doesn't change the fundamentals of the property.Circling back to the main point of your post- you can find markets in CA that generate decent yields, and if you do your homework, you can buy properties that outperform those markets.

My partner and I did our first deal a few years ago which went really well and we have about 1-1.5M in equity, but the problem is that the cash flow it generates is not that great - partly because cap rates are so low here in Los Angeles.We have the property listed for sale and are thinking of 1031ing into something that will hopefully provide a lot better cash flow - which probably means we will need to look out of state.We were considering multi-family but are open to ideas.My question is - with 1-1.5M cash, is it possible these days to get levered returns in the 10-15% range?

Short term I want a total (including the current two) of 6 properties, 5 generating cash flow, by first quarter of 2018.I kind of fell into the first investment by just renting my house instead of selling it when I got orders.
