I started with my first househack: a duplex in 2005 that now rents for $950/ea, and in next years bought two more SFR that cashflow -> inspired by rich dad/poor dad reading and working construction while finishing an OPS degree at WWU.Operated a seasonal campground, self employed in the off season and just saving pennies like a mad-man while the family grew and happily had to feed more mouths.

I don't know what they say because as soon as I realize that it's an "investor" (many have never bought a deal, I'm sure) trying to market for a deal it goes straight into the trash.Your response is likely to vary depending on the type of property you are targeting.

Not sure how appreciation has impacted the Springs lately, but I'm sure as with anywhere it will vary with your market segment.Overall it seems to be a pretty strong rental community though due to the very large number of military bases.
