I am going to assume you're putting 20% down on this place, and if so then I don't see how this property will cash flow positively because that puts purchase price close to 250,000.But, I will say this based on the extremely ROUGH reverse engineering of these numbers through the BP Calculator I would run far far away from this deal, because it will lose you (-761)/ month. that is not including HOA fees.

First off, the odds of you ever being sued for anything more than a security deposit dispute are extremely slim.

After reading your post and looking into it a little more, I decided to pull he trigger on this one using the similar route you explained of joining the NEABA for the month until approved.

I'd imagine trying to pursue both licenses simultaneously would be extremely difficult though.

The market is extremely hot right now but interest rates are awesome.... so you might be over paying on property but a percent to a point and a half on a 30 year mortgage could save you even more when it comes to a low monthly = more cash flow.
