It's not in bad shape, needs new flooring throughout and the kitchen is empty (no cabinets or anything) and it's a condo in a very nice center so the only exterior work needed is some landscaping on the small patio. 

You know the sales trends and which areas inside the market are better than others.

Different shapes colors and sizes. 

If the overall structure is in good shape and the numbers make sense go for it. 

Exchange ideas or to talk local trends, always willing to meet and discuss real estate.

But when I look at say, Atlanta's MLS, theres dozens of fourplexes in great shape and locations listing for $150-$500k. 

The property is in pretty good shape - new carpets and paint.

I also learned about the real estate trends in the surrounding neighborhood and saw an overall upward movement as the local universities continues to develop in the area.

The caveat, I live in Illinois which isn't in the best financial shape and doesn't have the nicest property taxes.
