With houses being different, even if all the supplies are the same, a larger bid can be a bit of guess work on everyone's part sometimes leading to vastly different amounts that place Contractor A much higher than Contractor B where the next job may have them flipping the other way.

I am working with general contractor who has concluded it will need to be demolished.In addition, we have tested the home for lead paint, and it’s positive.

We knew there had to be a way to not turn away so many leads and did lots of research and broke the code to creative financing.

The cool thing is most of the time there is an alternative exit strategy that will still lead to profitability in the long run. 

Which (sorry for the long-windedness) leads to my final, more philosophical point - landlords are not a loved minority.

Other than contacting former guests, posting on Craigslist and social media (which has only given me leads that don't turn into bookings), what should I do to help get these months booked up?

@Kristen Bouvier Scoville, if you want tax deferral from a 1031 then you want to have the LLC sell the property and subsequently the LLC will need to purchase the replacement property as well. 

We always try to clarify deals where we are the lead vs. deals where we are General Partners and aiding in the roles of market research, marketing, and bringing our investors into the deal.
