I have a question though, I’ve been reading “ long distance real estate investing” by David Greene.

For a rental I'd be less worried especially if the addition of the bed/bath brings the property into a configuration for which the local market has more demand or less inventory.... but in that case be mindful of your exit strategy, as it could be harder to sell down the road.There is a chapter in David Greene's "Long Distance Real Estate Investing" that goes into depth on adding square footage to houses.... the lessons in that whole book are applicable to local investing just as much as they are to long distance.Good luck!

@Antonio Walton   I always recommend reading “The intelligent Investor” - Benjamin Graham and “Long-Distance Real Estate Investing” - David Greene    Two solid books for buy and hold investors.

Seeking value add multifamily opportunities in and around Appleton, Milwaukee, Green Bay, Sheboygan, Fond du Lac WI.We are currently funded for up to a $1.5 Million investment but also have other investors available  for the right deal.Ideally, this is a single building or at least contiguous buildings for a single loan. 

David Green (from the podcast) is also supposed to be writing a book for agents and he's a realtor for Keller Williams too.
