For a rental I'd be less worried especially if the addition of the bed/bath brings the property into a configuration for which the local market has more demand or less inventory.... but in that case be mindful of your exit strategy, as it could be harder to sell down the road.There is a chapter in David Greene's "Long Distance Real Estate Investing" that goes into depth on adding square footage to houses.... the lessons in that whole book are applicable to local investing just as much as they are to long distance.Good luck!
