I've talked to several companies, and they all offer what I am looking for at a much lower rate (they will handle manufacture and construction of the building).

I've looked at multifamilies in these smaller markets and the buildings can all look the same from the outside and walkthrough, but depending on how they were managed have completely different reputations around town and tenant profiles.

High interest and lower LTV.Anything after that date is considered a "manufactured home".

While there are some pockets of areas with cute home on cute streets, the area as a whole still has a bad reputation, which means we aren't getting an expanding tenant pool to choose from.

My personal opinion is to contact a reputable eviction attorney to strategize the most likely effective method of eviction before you try to DIY any moves.  

You can contact manufacturer, they all have a way to be unlocked. 

At that point the store says "it's not our fault, it must have been the manufacturer that put the hole in them" and refusing the refund the customer their money. 

Make sure the ones you are with are reputable and professional.
