I would say ask a local agent how much they think you could get for this house and try to sell it yourself for that price. if you see you cant get that price yourself and you would get more if you would sell through the real estate agent after deducting commissions ask to show comps to support his claim, and give him a 3 month listing agreement.

I just went through a painful eviction of my tenant who failed to pay rent for december and of course January as well.I was thinking of suing them for my expenses and what they owe through small claims court for breaking the lease (2 months rent) and my eviction fees, etc...

To keep the coverage intact, use a Warranty Deed instead.If they have already been transferred by a Quit Claim Deed, you can buy an endorsement if the lapse has not been too long or a new policy.
