@Alex Pinard welcome to the forums, and yes just about everyone here as been through a similar decision.If we were sitting down having a beer and discussing I'd probably as you the following:- can you leverage your current job or situation to help get you to your end game? 

What kind of software do you think is missing in the real estate industry? Is it been able to track your properties from analyzing to closing? 

Even my usually stable office REIT got haircut.... 100% I think you do need to break out Office/Retail from MF in the discussion as it does not matter how awesome you are as a sponsor in office / retail they are getting crushed everywhere due to COVID then work from home policies.

Especially if there’s a fire and you can’t re-build because the easement is now unnecessary — you can build within your lot lines.

Its much faster to communicate/discuss with others, e.g. my realtor and supporting trades.  

And I rarely hear a RE investor who regretted holding on to a property. 

That threshold should be discussed on a per property and per individual basis with an agent that is trustworthy, knowledgeable, and has your back.4.
