The problem is it is peeing on the floors, which are mostly tile, but bedrooms are carpeted, and the tenant isn't picking up the poop in the yard.  

Fairfield County is obviously out of the question, there are so many towns to pick from beyond though, it's overwhelming. 

There is still good money to be made in AZ, FL, GA, TX and other states, however, picking the right submarkets is key.

As other said, there are different ways to allocate the costs, so to maximize your depreciation, pick the "allowed" allocation that will give more value to the building. 

Also I have a wife and 1 year old son so living in some D-class neighborhood is also out of the question.

Hi, As part of my due diligence on a C class multiplex, I am planning to invest in, in south Houston, I got a police crime report stating that the police dept gets 10-11 calls/ month on that property, has 12 crimes recorded over the last 6 months.

What I'm looking for is to pick up other properties along the way as the Richmond deal will take about a year to complete.
