The hard part with the qualitative approach is two different people might give different grades to the same property.I prefer a quantitative approach.

The same goes for LVT (I buy commercial grade which has a thicker wear layer) and I've started tiling kitchens as a tenant will scratch/tear the heck out of a LVT or linoleum floor when they move the fridge or stove (while cleaning).

If there was exterior work done the grading could have been done incorrectly and towards the house.

our rule- basement= gutters requiredslab on grade =gutters optional. in my opinion it just shows value of home owner. most every nice home has gutters and downs

Buyers want to try to outpace inflation by a factor of 2 to 3 times and grow money safely with investment grade tenant and long term lease.
