Taxes and insurance are usually less than 2K for the year combined, Maintenance is a function of the quality of the property but is typically like 5-10% of rents. 

I would accept their application and then reject it when a better applicant is found.No I would not rent to them since they are a poor fit for the property and the girlfriend creates a high risk situation.It may work out but your function in screening is to reduce your risk factors.

If you are willing to wait while your funds grow organically, you will find yourself less stressed more prepared for the rigours of REI.

If the walls are still damp or you create a situation for mold to grow, the oil based primer is made of organic compounds, mold is organic..you are essentially giving it food, and the primer seals the wall so there can be potentially mold growing behind the film of the primer.

I do not have an LLC, but I do have umbrella insurance (which will need to be updated).With the upcoming growth, I quickly noticed I need to be more organized, specifically financially.

Doesn't make the place that much more valuable, the property has to be compared to the market, what has sold, the utility, condition and functionality.
