Any buyer is going to either notice themselves or see on the inspection that it desperately needs a roof and will either demand you put one on, back out of the contract, or lower their offer based on the disclosed fact that it needs replacement.

It would be ideal to know for sure if the properties will appraise for at least 100K which is a common minimum standard in hard and private money.
