@David Bateman - I am intrigued about exp realty but am wondering how that works - since I have all the rules fresh in my mind :) ...I remember that under Florida rules a sales associate or broker associate may not have an independent office of his own, must register under the broker, and can only work at the broker's office- which "shall consist of at least one enclosed room in a building of stationary construction

Contractors have said if the walls are off center some it can cost more and take more time and money to renovate something existing then just start from scratch.Building new you get a fresh product with warranties.It does price out currently about 110 to 120 a foot depending on the city or counties required finish levels for the exterior.

My conclusion - If I'm investing out of state, be sure that the property has been freshly flipped or updated so that there aren't any concerns of updating immediately, giving you ability to let that property cash flow enough to give you a good monetary cushion.
