Who models your belief's and is actively doing what you want to do/achieve/hope to be?

For my very first property, I did hire (and still work with) a local realtor who also manages vacation rentals, but we follow more of the AirBNB co-host model and split responsibilities; very different from a management company.  

You can do that with or without roommates.House Hacking - Getting roommates or tenants in your Nomad property to reduce your living expenses (or even live for free) to help you save for your next down payment.I have yet to see any out of state investment that beat this model.

@Ed Morrison Rentometer has a pretty horrible data model.

@Anand George, without doing a deep dive I'd say you've constructed a good working model. 

Lots of savings and I really want this used Tesla model 3.

I would love to learn more about your company and business model in depth as we could work together in the future.

Although it operates, the HVAC is old, should i consider just biting the bullet and installing a newer model? 

Once you build a model you like that uses sources you trust and appears to align with reality maintaining it is simple.Also, if it really does match the observed reality (or comes close) you can use it to predict, at least generally, enough to include the data at some weight in your decisions, which van increase your confidence.And i promise this is the last word from me - historical (even 2 months ago) data is pretty available since few care after the sale what it sold for.
