I understand that reading only goes so far, but even if it's just lunch with a seasoned investor I wanted to respect their time by knowing as much as I could about their field without having taken part myself quite yet.This brings me to today, with capital and the knowledge I've been able to build, I'm looking at my first investment, specifically a mobile home park.

In general, I think working with a knowledgeable real estate agent can add more than subtract for where you are at.

Using amortization calculators I noticed I could pay off the loan a lot faster by adding extra payments.

You can also add extra unfaced batt insulation in the studs as well. 

You just need to be knowledgeable and pro-active. 

It basically worked that we sent along some extra documents demanding the first buyer perform by a certain date with a time is of the essence clause.

I was wanting to test the market and the recommended agent, as to her knowledge of the local area, the suggested rent amount, and the recommended property management company.

Pick the property with the lowest balance or highest interest rate and dump all extra cash into that payment every month till it's gone. 

Being multiple property owner, I hope this is seasonal activity but I don’t think same seasonal argument was made in last fall/winter/spring to my knowledge.
