As far as talking to multiple realtors, loyalty is a two way street (talk to as many as you want but they'll be more likely to send their best deals and give better service to someone they have an exclusive relationship with).

Why give up the cashflow of a $10 million asset when between depreciation and appreciation you'll be taxed $3 million on 7.5 for example and be left with cashflow on a $7 million asset.Also remember that the $500k exclusion is unlikely to be indexed to inflation.
