My wife and I want a larger home for our family to expand.  

I do get that under a syndication larger deals (i.e., number of units and high price listings) can be taken down but what I'm wondering is how profitable is this once everyone takes their share? 

This is the first time in your entire life that you've ever invested 5 figures into anything with so much uncertainty.  

No tenant has ever refused that offer from us in the last five years and required us to assert our right.Look, your tenants know that you and they are not in a relationship of equals, that you, ultimately, own the roof over their heads.

I only buy this if you pay less then 20k and there’s no loan, ever.

Don't know if we will ever get that lucky on purchase price again.

You may not ever be fully successful in eliminating their noise inside wall cavities.

I wish there was a concrete way to tell if the property would ever have another flood.
