Tenants pay all utilities except water.The eventual possible upgrades that I thought of to increase property value are: addition of garage, driveway, fence, and central air.

I have some experience buying fixer uppers that I lived in while I did the upgrades.

I just did a flip and instead of replacing the tank HWH with a like kind I upgraded to a tankless HWH.

I'm trying to help a friend of mine to sell his property, which after doing lots of upgrades took a little bit of a hit back in 2008.

Now the heirs do want to make something on this to split a profit but my $85 pushes me to the line of it cash flowing as I want it to.the property needs a roof and there are still unknowns of the HVAC, W/H, plumbing, electrical (it's a 1930 presumably upgraded) for the duplex - so that is times 2.What other recourse and strategy can I use with these numbers being so close to acquire this property?

There are quite a few hotel conversions that have been upgraded and run as condotels.  

My annual premium got trippled if I upgrade my policy from personal to commercial (at 100/300/100 coverage) and add my broker as an AI on my policy.

How much do the units rent for now, and how much will they rent for after upgrading?
