When you run property management numbers - they get 'ugly' real fast.Lets say you buy a long term rental and it rents for $1,200/month, and if you financed it, it costs you $900/month for a fully loaded (Principle, interest, taxes, insurance) mortgage.

To start, I’d like to ask you a question: What is more important, purchasing real estate where you can obtain 100% return of your capital through the BRRRR investment method but otherwise break even or even worse lose money or alternatively leave some of your capital in the deal but earn a profit when the property is sold?

Here are the four things I order 1- BPO (150.00)2- home inspection (350.00)3- pre-lim (225.00 maybe free)4- appraisal. (500.00) That 1225 tells me everything I need to know and I’ll kick the deal at each stage if the numbers don’t perform.
