If you don't have any money the only thing you can do is hit the streets and door knock, drive for dollars and network. 

And, let’s face it, the risk is always a high when you can drive by the property on the way home from work.

Maybe talking to them, about what they think of the price point, about the neighborhood etc could give you some valuable information that would ultimately better drive your decision!

Something I’ve thought about for some time, but without action...you know....I’ve been studying and researching for a little over a year now, but making connections is my growth area so that I can form a good community to learn and work with.Whats the best thread/article you’ve come across on:- finding the first deal/learning with others executing a deal- creating a successful team (contractors, inspectors, real estate lawyers, etc.)- analyzing deals (preferably comparing 2 or more deals)There are so many threads here, so maybe this can help me get to some specific links or info a bit faster.

All the growth with new restaurants and stores and the great weather we had when we were there definitely made me think of investing there soon.

Another might be direct mail, driving for dollars, cold calling, or asking your favorite cousin if they happen to know anyone who might want to sell a house.

Location, employment, population growth, new jobs, etc... 

In each binder I have a few sections: settlement docs, insurance, city licenses.All tenant docs (leases, addendums, application packages) are stored digitally in the google drive.
