I sold in January of 2018 and made back all of my losses, rehab costs and then some.

The one thing I am calculating is my taxes, I've spent alot in maintenance and repairs this year and with depreciation and other deductions I will make a loss, so I wouldn't want any pre-paid rent to off-set that.

She is renting land from this farm being sold so it will be a big inconvenience if she losses that.

The real players take the risk of loss by using the credit card method or personal loan method and do the deal, make the repairs, and (hopefully) sell at a healthy profit.  

The house sustained some damage that is not an insurable loss.
