Then you can blame the lease when something unexpected happens.The lease/rents will be based on a portion of common area expenses, like the property insurance and taxes, the occasional re-seal the parking lot, seasonal sidewalk clean-up and roof maintenance; plus the upkeep of the tenant's space - spell out who will maintain the furnace and who will pay the plumber when the toilet backs up?

Would be great to connect and discuss what kind of data would be useful to be able to collect remotely and monitor in real time.

Title problems are not hugely common, but they do happen.

Do you know what kind of documentation is required for investors? 

Beyond the monthly membership, how much are you spending on marketing monthly (direct mail, lists, etc.) through them and what kind of results have you had (ie number of deals, etc.). 

I still feel kind of lost. 

After I pre-screened, Only 5 of them have actually showed up for a showing, and a few filled out the online application that I had to kindly decline.I would think the price is right.
